Sarah handles rural property and development work, acting for farmers, landowners and landed estates. She advises farmers and landowners on a full range of agricultural and property matters including acquisitions, development and disposals of farms, woodland and bare agricultural land, together with farm business tenancies and agricultural holdings act advice, agricultural residential tenancy advice, business leases of diversified buildings, telecommunications leases and dealing with the grant of easements.
Sarah has experience of drafting conditional contracts and promotion, option agreements and overage agreements, and advises clients on the development of green field sites. She also provides support to the corporate and commercial teams in relation to property matters arising from company acquisitions and disposals.
Recent transactions include:
- Assisting with hybrid option/promotion agreement over 45 acres for an Oxford College incorporating provisions allowing part of the site to be sold on the open market and part to be acquired by the developer
- Various option agreements and conditional contracts for residential and commercial development; acting for both developers and landowners
- Grants of options and leases of solar parks
- Dealing with complicated title issues arising out of first registrations of large unregistered estates on behalf of both landed estate and Oxford College clients
Sarah trained at Shakespeare Putsman in Birmingham and qualified in 2007 into the property development team where she acted for national house builders in connection with site acquisitions, development and infrastructure agreements. Sarah joined Henmans in May 2010. She is a member of the Agricultural Law Association and the Royal Forestry Society.
In August 2011, Sarah was awarded a Commendation on passing the Diploma in Land Registration Law and Practice, a two-year degree-level course providing a comprehensive and detailed consideration of property law including the practice of land registration.
