The government will shortly be rolling out its new Home Information Packs. Any residential property will be required to have a Home Information Packfrom when it first goes on the market.
There are two elements to the Home Information Pack:-
1. Compulsory Items
- An energy performance certificate
- A Home Information Pack index
- Sale statement (the sale particulars)
- Evidence of title
- Searches - Local authority search and drainage search (these are to be provided within 28 days of production of the pack)
- Leasehold documents (these are to be provided within 28 days of production of the pack)
2. Optional Items
- Home condition reports
- Home use/contents forms
- Other documents
The Home Information Pack has to be prepared by the person responsible for marketing the property (usually the estate agent). The rollout of HIPs has been delayed and no new date for the launch has yet been announced.
