Adrian specialises in property development work, particularly planning, construction and environmental issues. He has significant expertise in brownfield development, particularly the complex issues involving contaminated land, and the re-use of listed buildings.

Adrian has dealt with a wide range of property types including residential developments, offices, warehouses, factories, railway buildings, power stations and other industrial developments.

Adrian has acted for national property companies on the purchase and sale of properties for investment and/or development in the City and West End of London and elsewhere at values between £20 million - £40 million. He has also acted on the purchase of a chemical plant for £45 million. Recent/significant transactions include: 

Residential development

  • Acting for members of a consortium of landowners on the sale of land for residential development as part of a strategic land allocation. Overall value of consortium land in excess of £100 million. 
  • Acting for a consortium of landowners on the sale of land for development. Value £3 million.
  • Sale of hotel on a contract conditional on planning for residential development. Value in excess of £2 million.
  • Acting for landowner on strategic land allocation.  Value of client’s land £12 million. 
  • Acting for various developers on developments of up to 20 – 30 units.
  • Various landowners on sales of land for development by way of options and conditional contracts.

Commercial Leases

  • Acting for: tenant on commercial /industrial space – rent £150,000 pa.
  • Tenant on commercial/industrial space – rent £132,500 pa rising to £413,750.
  • Tenant on lease of office building – rent £80,000 pa.
  • Landlord on grant of lease of part of an office building – rent £110,000 pa.
  • Landlord on lease of whole office building – rent £100,000 pa.
  • Tenant on a warehouse lease.  Rent £260,000 pa.
  • Tenant on long lease of an industrial building with construction aspects – purchase price £1,750,000.00.
  • Tenant on a new lease at a rent of £3 million per year. Value £15 million. 
  • Tenant on break option in respect of 64 acre site.

Planning

  • Acting for developers in negotiating planning and other development agreement for applications and appeals.
  • Acting for objectors on planning applications

Contaminated Land

  • Sale of contaminated industrial site with monies allocated to cover clean-up costs and purchaser obligations to remediate. Value £5 million. 
  • Advice to industrial operator on liability with regard to historic  contamination

Commercial development

  • Acting for developer on purchase of commercial site for development with pre-let and construction aspects. Value £10 million - £12 million. 
  • Acting for landowner on phase of development (for 3 Prologis warehouse units) sold on an option for 235,000 square feet of warehouse space.

Leisure sector

  • Purchase of a hotel as a going concern. Value £2 million.
  • Property aspects of refinancing for client. Value £8 million.
  • Acting for hotel group on the acquisition of a series of freehold and leasehold properties.

Education/charity

  • Acting for charity acquiring site for major educational centre and visitor attraction.
  • Acting for language school on the acquisition of a series of properties for new schools.

Construction

  • Acting for tenant on construction aspects of a Prologis warehouse of over 400,000 square feet. 
  • Acting for tenant on construction aspects of a 57,000 square foot warehouse.
  • Acting for the owner in appointing Foster and Partners and other members of professional team on a £15-£30 million project. 
  • Acting for various tenants on the construction documents for new office/industrial/warehouse buildings

After qualifying in 1981 Adrian spent a year at the Department of the Environment. He was with Kingsley Napley in London for over 20 years joining Henmans in 2006 where he is a partner in the Property Department.

Adrian is a member of the Law Society’s Planning Accreditation Scheme, the UK Environmental Law Association and a legal member of the Royal Town Planning Institute.
